Why Fires Happen Here, and Why They Do More Damage
Northern Michigan runs on supplemental heat for five months of the year, and that shapes the losses we see. Wood stoves and fireplaces working hard through January. Chimney fires in flues that did not get swept. Space heaters on old circuits. Generators and candles during a winter outage. And on rural properties out toward Interlochen, Grawn or the Leelanau peninsula, the fire service simply has further to travel, which means more of the structure is involved by the time the fire is out and far more water goes into the building.
The First 24 Hours After a Fire
Do not go back inside until the fire service has cleared the building. Structural damage and hot spots are not always visible.
Do not touch or wipe sooted surfaces. Soot is fine and abrasive. Wiping grinds it into paint, plaster and upholstery, and turns a cleanable surface into one that has to be replaced.
Do not run the HVAC. It distributes soot and smoke odor into every room the fire never reached, and damp ducts after firefighting are a mold risk as well.
Do not plug anything back in until it has been checked, including appliances that look untouched.
Take out what you need and can safely reach: medication, documents, glasses, chargers. Note what you removed, because it matters for the claim.
Call your insurer, then call us. The building needs boarding up and weather protection before nightfall, and most policies require you to prevent further damage.
Soot is acidic. On metal, glass, marble and gloss paint it starts etching within hours, and that damage becomes permanent within days. That is the real reason speed matters after a fire, and it is the part most people do not know.
Three Kinds of Damage, One Crew
Fire and structural damage. Emergency board-up and roof tarping first, then removal of unsalvageable material and cleaning of char from structural timber. Heavy charring is taken back by soda blasting, which strips the burnt layer without the aggressive surface damage that sand causes.
Smoke and soot. Different fires leave different residues and each needs a different method. A protein fire from a kitchen behaves nothing like a plastics fire in a garage. We clean to the residue type, then deal with odor at its source rather than masking it: thermal fogging, hydroxyl or ozone treatment depending on the material, and sealing where smoke has penetrated framing.
Water and firefighting damage. A fire crew puts a great deal of water into a building very quickly and it reaches everywhere the smoke did. Extraction and structural drying run alongside the fire work instead of after it, which is the practical advantage of one company holding both sets of certifications. Your belongings. Contents are inventoried room by room, packed out and restored off site where that is possible. Textiles, electronics, furniture, documents and photographs each need different treatment. That inventory is also what your contents claim is settled against, which is why we do it properly rather than in summary.

A fire claim has two halves that settle separately: the building, and everything inside it. The contents half is where most people are underpaid, because it depends entirely on an inventory somebody has to sit down and produce.

Common Questions
Will the smoke smell ever really go away?
Yes, but not by airing the building out or masking it. Smoke odor lives in porous material: framing, insulation, carpet backing, soft furnishings. It has to be removed at the source, sealed where it has penetrated, and treated in the air. If a smell returns weeks later, something was masked rather than treated.
Can my belongings be saved?
More than people expect. Textiles, hard furniture, electronics and even photographs and documents are often recoverable with the right off-site treatment. What generally cannot be saved is anything both burnt and soaked, and porous items that sat in heavy soot for a long period. We sort through it with you rather than deciding for you.
How long does fire restoration take?
Board-up and stabilization happen immediately. Cleaning and odor work run to the extent of the smoke rather than the extent of the fire, which is the part that surprises people most, and reconstruction depends on your claim being approved. We give you a schedule after the first walkthrough rather than a guess on the phone.
Who boards up the house?
We do, and it is normally the first thing that happens. Most policies require you to protect the property from further damage, so it is both a practical and a contractual step.
Does insurance cover a house fire?
Standard homeowners policies cover fire, including the smoke and water damage the fire caused. The building and the contents settle separately, and temporary housing while the property is uninhabitable is usually covered as well.
Can I clean the soot myself?
Please do not. Soot is abrasive and acidic. Wiping drives it into the surface and frequently turns something cleanable into something that has to be replaced, and it is unpleasant to breathe. Leave it until it has been assessed.
