Why Mold Is a Northern Michigan Problem

Humidity off Grand Traverse Bay, long cold winters and a large stock of older housing make a combination that mold does well in.

Closed-up seasonal properties. A cottage shut for the winter with no dehumidification, or a rental sitting empty between seasons, will grow mold quietly for months. This is the single most common mold call we take in spring.

Crawl spaces and older basements. Dirt floors, minimal vapor barrier and a high water table near the bay. Many homes around Traverse City were built long before anyone thought about vapor control.

Ice dam and roof leaks. Water enters at the roofline in February, runs into a wall cavity, and nobody sees a thing until a stain appears in April.

Unresolved water damage. A water loss that was dried slowly, dried partially, or dried with household fans. Mold needs only 24 to 48 hours of sustained moisture to establish.

Bathrooms and laundry rooms with weak ventilation, particularly where a fan vents into an attic rather than outside.

What We Do Not Do

We do not tell you that you need a whole-house remediation on the basis of a musty smell in one closet. Sometimes the honest answer is a dehumidifier, a bathroom fan vented correctly, and a re-test in ninety days. If that is the answer, that is what we will tell you.

How We Approach a Mold Job

We test before we quote. Air and surface sampling, sent for independent analysis, so you know what species is present and at what concentration. We do not price remediation off a visual inspection, because what is visible is rarely the extent of it. We find the water. Infrared imaging and moisture meters to locate the source. Remediation without fixing the moisture is a job you will pay for twice.

We contain before we disturb anything. Negative air pressure and physical containment, because the fastest way to spread a small mold problem through a whole house is to start cleaning it without containment.

We remove rather than paint over. Porous material that is contaminated comes out. Non-porous material is cleaned and treated. Encapsulation has its place but it is not a substitute for removal.

We dry the space properly, using the same structural drying capability we bring to a water damage job.

We re-test after remediation and give you the results in writing. That clearance document is what you will want if you ever sell the property.

Insurance and Mold

Mold is where policies get restrictive, and it is worth knowing before you file. Most policies cover mold when it results from a covered water loss that was reported and handled promptly. Most exclude mold that resulted from a long-term leak, ongoing humidity or deferred maintenance, and many carry a specific mold sublimit well below the main policy limit.

Common Questions

Do I need testing, or can you just look at it?

If there is visible growth and you already know the cause, we can often scope the work from an inspection. Testing matters when the problem is suspected rather than visible, when someone in the building is unwell, when you are buying or selling, or when an insurer is involved.

Is black mold different?

Stachybotrys gets the attention, but the remediation approach does not change much by species. What changes the job is how much there is, what material it is growing on, and where the water came from. Testing tells you which species is present, and that matters for occupants with respiratory conditions.

Can I clean it with bleach?

On a hard, non-porous surface such as tile, bleach will handle a small amount of surface growth. On anything porous, drywall, wood, insulation, it treats the surface and leaves the roots, and the water in the bleach can make the underlying problem worse.

Will it come back?

Not if the moisture source was fixed. It always comes back if it was not. That is why we spend the time finding the water.

How long does remediation take?

A contained bathroom or closet is often a one to two day job. A crawl space or a whole basement with structural drying runs closer to a week. We give you a schedule after testing.
